Defective act for the repair of premises: an example

The defective act, in view of the specifics and circumstances of its preparation, is referred to as accounting form documents reflecting all defects found during the inspection of the object, as well as the recommendations established by the commission at the end, aimed at eliminating them.

It is required to draw up such documents during the inspection of various construction projects in order to identify shortcomings made during the performance of certain works.

The executed acts contain a table in their structure, where, subsequently, a list of works is indicated, the implementation of which is necessary to eliminate the detected defects.

These works are designated without fixing price indicators of a certain volume (if the latter were available, one could consider the drawn up act as a kind of estimate, this is the difference between these documents).

Organizations have the opportunity to use separately developed forms of defective acts.

The latter must contain the following information:

  • The name of the object in respect of which the check was carried out in order to identify possible defects;
  • List of representatives (specialists) whose candidacies were approved for participation in the survey process and drawing up the act;
  • List of defects found during the inspection of the object;
  • Recommendations determined by the decision of the commission in order to eliminate the detected defects.

If the conversation turns to an inspection of an object completed by the construction of an object, in this case, the appointed commission is obliged to inspect each structural element of the object (the walls of the building being inspected, its roof structure, flooring, window and door structures, etc.).

Each of the objects, from the moment of its inspection, is indicated separately in the table. A specific percentage of the physical deterioration of the object is immediately given and all the necessary types of work aimed at the complete elimination of the identified defects are signed.

Based on the defective act drawn up by the commission, the latter makes an informed decision on the need for repair work in relation to the object in order to correct the detected defects.

All problems and shortcomings identified at the facility that require their immediate elimination are entered in the document table. Subsequently, the defective act is used as the basis for the budget.
